We can offer a total hands-on approach, a Director will deal with your block personally or step back to put the right amount of control of the day-to-day management in your hands if and when required. If you’ve been told that changing block management companies is a logistical nightmare - it’s not. We have everything you need in place to do this for you. With a normal transition period of around five to seven days. It may take you a little while to get used to our rapid response times - we work when you need us, with emergency assistance available 24 hours a day and contractors ready to respond immediately where your property is at risk.

- Preparing and distributing service charge budgets/estimates.
- Collecting service charges.
- Preparation of invoices prior to examination by an independent accountant, if required by the Lease.
- Providing information to auditors for the production of annual accounts.
- Collecting routine service charge arrears but not taking further action requiring legal work or appearance at First-tier Tribunals (FTTs) etc without consultation.
- Providing management information to residents.
- Liaising with residents associations.
- Employing contractors and arranging quotes.
- Inspecting the property to check condition and deal with any necessary repairs other than those of a major nature, as agreed.
- Periodic health and safety checks but not specialist checks and tests.
- Holding annual meetings with residents if required.
- Visits to supervise scheme managers.
- Keeping records of residents and tenancy details.
- Keeping landlords advised on management policy when working as an agent.
- Working with advice agencies and ombudsmen.
This is not meant to be an exhaustive list, but the above list would usually be the minimum that you should expect to receive once Bergason have been instructed.
In almost all cases there will be a management agreement between the freeholders and or Management Company and ourselves which will set out what services will be provided and which ones might be covered by the management fees.
Our fees range from £14 to £18 plus vat per property per month, depending upon the work and services required.
We always recommend that a site visit take place. This is free of charge and would help us get a feel for the development and services that may be required.
A breakdown of additional fees can be provided outside the scope of the traditional management package, e.g. undertaking Section 20 works in conjunction with your Legal advisor's etc, once an agreement to move forward has been agreed upon.
